The following “terms and conditions” represent the attachment of the lease agreement between S.C. MAVA APARTAMENTE ADMIN S.R.L. and the tenant.
S.C. MAVA APARTAMENTE ADMIN S.R.L. identified by VAT registration number RO41541089 and number of registration in the registry of commerce of Constanta j13/2985/2019, with headquarters in 2nd Perlei street, Constanta city, Constanta county ,manages and offers accommodation facilities in the residential complex MAVA Apartamente, located in Constanta, 2nd Perlei Street, postal code 900520, as owner of this property. The accommodation service is the object of the lease contract, for the duration for the duration stipulated in the agreement and the apartments can only be occupied by the maximum number of persons specified by the owner.
SERVICES AND AUXILIARY COSTS
The services offered by S.C. MAVA APARTAMENTE ADMIN S.R.L. are in compliance with the contract and are offered after booking confirmation. Utilities are included. The lease price does not include additional services requested by guests (for example: extra cleaning, extra bed linen, bathrobes, extra towels). They will be additionally charged according to the price list of additional services that can be requested at the administrative office.
In the case of electronic reservations, S.C. MAVA APARTAMENTE ADMIN S.R.L. will confirm the reservation in electronic format.

THE DURATION OF THE LEASE AGREEMENT
The duration of the lease agreement is established in the reservation.
On the day of arrival, the property is handed over between 16-19 hours after completion of the check – in procedures (checking the property for the purpose of occupying it). Upon arival the lessee will sign a lease agreement. The apartament will be handed over after full payment of the agreed upon amount for rent.
On the day of departure the leesor must leave the apartament between 8 and 10 am. At check – out the tenant must leave the apartment clean and in good condition.
NOTE: Depending on avalability, upon request, the check-in/check- out can be made outside the above mentioned interval.
If the reservation is canceled, the payment of the accommodation price to S.C. MAVA APARTAMENTE ADMIN S.R.L. and of the additional services requested in the contract, will be made according to the following terms:
The lessee must pay the following amounts of the rental price and additional services requested in the contract:
a)0% of the price if the reservation is canceled 15 days prior to arrival
b) 100% if the cancellation is made less than 15 day prior to arrival
c) 100% in case of no show or if cancellation is not notified
In case credit card guaranteed reservations, the owner is entitled to charge the card with the amount agreed upon in the reservation at any time after the reservation is received.
The 15-day period in which cancellation penalties are not to be charged shall be calculated from the date of receipt of the cancellation or withdrawal notification. The cancellation notice must be sent electronically to S.C. MAVA APARTAMENTE ADMIN S.R.L.
If, following the check-in and check-up formalities, it is found that all the property was handed over to the guest as specified in the contract, the subsequent complaints become the direct liability of the lessee.
The owner S.C. MAVA APARTAMENTE ADMIN S.R.L. will not take any responsibility for lessee’s personal property that is to be deposited inside the apartment during their stay.
S.C. MAVA APARTAMENTE ADMIN S.R.L. will not take any responsibility for the vehicles and personal belongings left inside the vehicles and neither for any personal belongings that the tenants could deposit in the parking lot or in the parking spaces found in the underground garage and/ or areas that are not especially designed for storage.
there are no pets allowed on the property
not to smoke inside the MAVA Apartmente building, if else the lessee is committed to pay a 1000 lei extra cleaning fee
to pay for any damages to the rented property (including damages to the neighboring properties and of the goods found inside these that has been produced by the lessee’s fault )
not to alter the rented space any way without the owner written permission
to allow the owner to check the way in which the property is used and cared for
upon the agreement’s termination to hand over the property and inventory in the state in which it has been received from the owner
TERMINATION/ CEASE OF THE AGREEMENT:
The lease agreement ceases upon the end of the rent period.
Extending the initial rent period draws the signing of a new agreement.
S.C. MAVA APARTAMENTE ADMIN S.R.L. reserves the right to immediately terminate the lease agreement in the following situations:
– the lessee disrupts the activity of the company as well as the comfort and well being of other tenants
– the lessee exhibits inadequate behavior that makes cohabitation impossible or has attitudes that could harm good morals (alcohol consumption, forbidden substances, video chat activities, gambling, escort services, etc )
– the lessee has damaged the rented property, the neighboring properties (apartments) or of the apartment building
